Customized Marketing Plan

Below is a broad description of my marketing plan. Obviously, it can be customized to your needs and we can discuss this to work out a suitable plan for you and your family.

  • Multiple Listing Service

This is very important for the effective marketing of your property. It is the main vehicle REALTORS® use to inform one another about new and available properties and is a computer database (MLS). Because this service is used by virtually 100% of REALTORS®, it ensures your property will receive very quick exposure to the thousands of REALTORS® who are MLS members. This can potentially result in a faster sale.

  • Lawn Sign

A sign showing your property is “for sale” is put on the property.. This sign also shows my office and telephone number. We receive more inquiries from buyers seeing signs than from newspaper advertisements.

  • Personalized Property Brochures

If you are selling a house; I prepare a full colored flyer including pictures of your home and all the features of the property. This way when a potential buyer is finished viewing your home, they will be able to look over the information later and recall what they have seen. If you are selling land, I will attach a map and/or picture of the site.

  • Internet Advertising

Using the latest technology, your home appears on my custom website:,, New England Showcase online and various other internet sites.

I strive to keep my website interactive and very updated and to have it placed high on the search engines and other search vehicles. To achieve this, I pay to have my website on page one with search engines to ensure that buyers looking in this area find my website and, therefore, my listings first. (Beware of websites that are just “signposts on dirt roads”.) Any inquiries received concerning your property are answered on the same day either by e-mail or telephone. Your property will also be placed on the websites.

  • Virtual Tours

I offer a full virtual tour of your property that will be placed on my personal website. This tour can comprise as many views as required (up to 50). I take the photographs and stitch them together, and place the finished product on my website, so I am in complete control and this is done very quickly. This tour is also featured on (I receive a large percentage of my inquiries from buyers from these virtual tours).

  • Preparing Your Home

I am happy to advise you on the general preparation of your property. Together, we can establish a successful plan to prepare and stage your home in order to obtain the highest possible selling price.

  • Feedback

Follow up on showings to obtain feedback from showing agents and their buyers. Advise you of any problem areas that can be corrected.
